Where to stay for a weekend at Old Town Kissimmee

The brick Main Street at Old Town Kissimmee at dusk, shopfronts lit and the Ferris wheel turning above the treeline

If your group is building the trip around Old Town, the Regal Oaks community is where I'd start looking, because that's the resort that sits closest to the action. #2609 Resort Home near Disney Themed Jacuzzi Pool is a five-minute walk from Old Town Amusement Park, sleeps nine, and has a private jacuzzi and a lake view. If you'd rather have a third bedroom and a hot tub screened off on your own lanai, 2688 Waterfront Townhouse w/ Hot Tub 3mi to Disney sits in the same gated community, sleeps eight, and the host description puts it right next door to Old Town and Fun Spot.

Everything that follows is about which of those, or which of the Storey Lake apartments a short drive west, fits the shape of your group.

Old Town rewards people who can walk home

Old Town is an open-air district of brick Main Street, shopfronts and rides that has been running since the mid-eighties, with somewhere around seventy shops, bars, restaurants and attractions along it. The reason it matters where you sleep is the evening programme. Friday night is the Muscle Car Cruise; Saturday brings the Classic Car Show and a second cruise, billed as the longest-running weekly car show in the country. Cars line up and roll down the brick street after dark. That is not a daytime attraction you tick off at two in the afternoon, and it is not something you want to leave early because the drive back is forty minutes of US-192.

The rest of the complex is built for exactly the mixed-age group that tends to search for this. Happy Days Family Fun Center has more than fifty arcade and skill games. There's a five-storey family coaster called Hurricane, an 86-foot Ferris wheel added when the place reopened after its renovation, and the Great Magic Hall runs shows three times a day, with the last one at nine. Mortem Manor is the year-round haunted house, and it has been on the Travel Channel as one of the scariest in the country, which is either the selling point or the thing you steer the eight-year-old away from. Fun Spot America is at Old Town too, with the world's tallest Skycoaster.

Teenagers will happily run loose here for three hours. Younger kids will be done in two. Either way, being able to walk back, or make a five-minute drive, changes how the night ends.

The two Regal Oaks homes, and how they differ

The screened lanai and private hot tub at 2688 Waterfront Townhouse in Regal Oaks, Kissimmee, overlooking the water

Regal Oaks is gated with security round the clock, and the clubhouse is a couple of minutes' walk from both homes: a heated pool with waterslides, a poolside bar, a restaurant, a gym, tennis, and two game rooms with billiards and ping pong. For a group that wants a low-key day between Old Town nights, you don't have to get back in the car.

#2609 is the one with the five-minute walk to Old Town written into its own description, and its private jacuzzi and fireplace make it the easier pick if the group is adults plus a couple of kids and the plan is late nights out. It sleeps nine across two bedrooms, so some of that capacity is sofa sleeping: worth knowing if your nine are all adult-sized.

2688 gives you three proper bedrooms for eight people, which is the difference between everyone having a door to close and two people drawing the short straw. The bedrooms are themed (Aladdin, Mickey, and a Beauty and the Beast primary suite), there are Smart TVs in all three, and the screened lanai with the private hot tub looks out over the water. The kitchen is stainless and granite with everything you need to cook properly, and there's a half-bath downstairs, which in a house of eight is quietly one of the most useful features on the list. Publix is a two-minute drive.

If I had to call it: three bedrooms and a lanai beats two bedrooms and a shorter walk for most families. The walk is short from both.

Storey Lake: further out, bigger free water park

A cluster of our Kissimmee apartments sit in Storey Lake, a gated resort with 24/7 security and self check-in, about four miles from Old Town and four from Walt Disney World. The clubhouse amenities are included in the rate and they're the reason people keep rebooking: heated resort pools, a lazy river, a kids' splash zone, water slides, a gym, a tiki bar and an ice cream shop. Mini golf and the kayaks on the lake carry a small per-person charge from the resort; everything else doesn't.

All of these are two-bedroom, two-bathroom apartments of the same footprint, so the choice between them comes down to who's sleeping where and what you want out the window.

  • 3191-307 sleeps seven, the most of the three. The second bedroom has a full-size bunk with a twin on top plus a roll-out twin, which is how you get four kids into one room without anyone complaining. The balcony looks across the lake at the clubhouse and water park, so you can see what you're walking to.
  • 3121-103 sleeps six and has the most thought put into it: a Frozen-accented king suite, a Moana second bedroom with a queen and a twin, a boho relax room with a day bed and trundle, and no carpet anywhere with blackout and sunscreen blinds in every room, which matters if anyone in the group has allergies or a child who won't sleep in Florida daylight. The kitchen runs to an air fryer, slow cooker and electric grill, and there's a Step 2 play kitchen and an umbrella stroller in the closet.
  • 3121-207 sleeps six, king in the primary with its own bathroom, full bed plus roll-out in the second, dining seating for six and two more at the breakfast bar. Straightforward and well equipped.
  • 3150-106 sleeps six and looks over the pool rather than the lake, with an Animal Kingdom-themed second bedroom (queen plus twin) and a patio set up with a cocktail kit and a bar cart.

All four include a pack-and-play and a high chair at no charge, free parking by the building, and a washer and dryer in the unit. Storey Lake also puts you nearer the outlets: Vineland Premium Outlet is a short drive, and Target, Publix and Walmart are all about a mile away.

Two bedrooms or three?

Count sleeping adults, not heads. A two-bedroom that sleeps six or seven does it with bunks, trundles and roll-outs, which is perfect for four children and two parents and awkward for three couples. Three adult couples want three doors, and in Kissimmee that means a townhouse.

The other thing to weigh is bathrooms against bedtime. Two bathrooms is fine for six when half of them are small. Eight people sharing two full baths plus a half, as at 2688, works because the half-bath downstairs takes the daytime traffic.

If your group is bigger than eight, the shape of the trip changes: we have private-pool houses in Kissimmee that sleep up to sixteen, like 9040 7BR Solara Resort Theme Pool House Disney with its own pool, spa and on-site movie theatre at Solara. Those sit further from Old Town, and they're built for groups who want the house itself to be the entertainment. For a small group whose evenings are at Old Town, you're better served by something closer and simpler.

Practical things that shape the week

Rent a car. Old Town is on US-192 and the Regal Oaks homes are a block and a half off it, but Disney, Universal and SeaWorld all need wheels, and parking is free at every home here. Figure on fifteen to thirty minutes to the Disney gates depending on where you start and what the traffic is doing, and twenty to thirty-five to Universal up I-4. Friday evenings and Sunday evenings on I-4 are the ones to plan around.

Cook at least breakfast. Every one of these homes has a real kitchen and a washer and dryer, and a group that eats breakfast at the house and does a mid-week wash packs half as much and spends a lot less on the Irlo Bronson strip. There's a Publix within a couple of minutes of Regal Oaks and about a mile from Storey Lake.

Check the gate rules before you arrive. Both resorts are gated with 24-hour security and ask for photo ID to enter, which is reassuring at eleven at night and mildly annoying if half your group is arriving in a second car.

And don't put the car show on the same evening as a full park day. Old Town after dark is the kind of thing teenagers are surprised to enjoy, and that only happens if they aren't asleep on their feet.

Booking

We manage a large number of homes in Kissimmee, which means that on most dates there's more than one answer to this question. Tell us how many adults, how many children and which nights, and we'll tell you which of these is free and which sleeping arrangement actually works for your group. Booking direct with us means no platform fees and no middleman between you and the person who knows the house.
